STR - Air DNA

Hi guys, I'm building my first STR cottage in Oliphant, Ontario, Canada just past Sauble Beach on the south bruce peninsula. I was wondering if you have any reccomendations on what program to use to find out local rental rates and vacancy rates and other info in that area? I've heard a lot about Air DNA and I was wondering if its worth it? and what your experiences are? as it is quite expensive. Or if you know of any other programs that would work? Can't wait to hear from the community. Thanks, Jordan

Don't trust Airdna too much. 

You are better manually checking similar properties on Vrbo and Airbnb to get more precise data.
