I have raised rents as much as 60% after the value add (and it did not end up increasing my cash flow due to the refinance aspect of the BRRRR).So you find a complex that is thrashed that screams value add but you cannot get rid of the tenants by terminating their lease at least expiration (they automatically extend month to month with the LL unable to prevent it except with a few exceptions).
