And I am not sure if any landlords talk about it, but on a 4 plex brush and roller paint job, I can easily shed 10 lbs or more (not just water weight from sweat).

Just hire a sand blaster and painter, removes all paint and rust up to 1/4" without missing anything, prime and paint with roller or spray.

If you are flipping(rehabbing) property in the Houston area, you know that the market has been a roller coaster lately.

Based upon your description (exterior, 3800, etc), I will estimate it to be around $2,000 plus material (paint, roller, brush, tape, etc.)

(Condos are notoriously difficult to consistently make money from as pure investments - largely because of the high service costs, and values being highly affected by the roller coaster economy).
