Flippers- What Is The 'Right' Deal?

If you are flipping(rehabbing) property in the Houston area, you know that the market has been a roller coaster lately. Margins are constantly changing. Uncontrollable factors are interfering with values. Floods, oil, school stabbings, appraisers holding down the market.....

These things are important in analyzing the outlook for your potential rehab.

What I want to know is, in this current market, what would make you sign a contract today on a flip house? What are you looking for? What area? What would the numbers look like? How much money do you want to make? 

Please be realistic. I know you want a 70% of ARV deal, SO DO I.

I want to know the current market expectations for flippers in the Houston area.
