Keep in mind, the mentors and gurus have to successfully navigate their students through a transaction to justify their fees and from my observation most of these mentors push deals in zero barrier of entry markets because it's easy to show results. 

@Sunny A. write a memorandum to the tenants noting the observation of the cat in their unit, and the specific clause it violates in the lease.

One odd thing we have observed is that the further out someone books, the more likely the booking will get cancelled.
