There's no reason to provide details, though I do let people know if anyone asks that we do not accept bulk up-front rent payments or anything like that because I absolutely do not want a prospective tenant to think that someone else swooped in with a bunch of cash last minute.

Since I don't have 'lived' experience in multi-family, I can provide extensive sweat equity into the deals, including finding the deal, sourcing and managing funding, conducting due diligence, bringing and managing the necessary parties operate the asset, communicate with investors and liaise between various parties in the ownership and operations of the asset and anything else that needs to be done in order to make sure the property performs as well as or better than projected.I'm very excited about how active and supportive this community is (it's very rare, especially when trying to find intelligent and helpful people to communicate with)!
