Thoughts on turnkey 5.5% cap with little cashflow with 70% LTV, Little Rock AR
Forgive my rookie question. Investing OOS for the first time, and using a TK provider for the first time.
I understand I'll be paying (significantly) more for a TK provider home. I was offered some of their properties, and at 30% down I am barely cashflowing. Cap rate is about 5.5%, but cash flow is less than 100 USD per month.
The TK provider is well known here on BP, and they are known to have a decent tenant management.
As it's my first time investing OOS, would appreciate someone to weigh in? The team members I've worked with are super nice, but I have to ask, are there significantly better turn key provider deals to be had with a little more patience/perhaps better expectations set from me?
For details: One example property is a SFH, south west of Little Rock (close to 430 and 30 intersection), price is 230. Neighborhood B
