Morning BP,I am looking at a shortsale, the bank will not take anything under 270k, i think the house needs at least 30k of work to bring it up to its full potential.Right now the ARV is around 320k, but i believe my market area is on the tip and i am scared the second i pull the trigger the market will flop and ill be in the red.I know there is a lot of "market crashing" talk, i usually think it is nonsense, but this house does seem over valued.I know i am the only one that knows best for me, but what do you all think?

I hope we can get passed the cliche talk I am seeing in this thread and get down to the facts that something is wrong here with this policy.

Get people commiting to move in when ready by putting up some cash.Show your bank that things are going well, see if you can get better terms, repeat building 2+ units of duplexes based on market need and how your finances are set.... anyway this is what I am planning to do, just working to finalize numbers and researching banks and unfortunately having to educate lenders and others about the value of modular and how they appraise/function the same as stick.if anybody wants to talk, I am very happy to do so.
