Owner has dementia but son want to sell.

Ok I got a deal on the table. Here's the catch the seller is the son of the mother. The mother going thru early dementia, its terminal and basically getting worst. I told him I would come by friday to just talk. I want to put him under contract for 3 months honestly just to lock him in until we figure out about power of attorney and if he has the rights and the family dont try to block the sale. I really want to help this brother out because he going thru some bs trying to work, keeping up the house and worrying about his sick mother. If you was me what would you do to help out?

If it's "early dementia" as you stated, is there any reason she can't make the decision on whether to sell or not? Also, is she (and or the son) living in the home? If she is, where will she go?
