Hello Mike, Syracuse and surrounding area is benefitting from an influx of tech companies and a huge chip manufacturing company, Micron, which is building a $100 billion fab over the next 20 years. 

Keep in mind that Wayfair is not a manufacturer, they are a screen scraper and drop shipper.

I currently work remotely as a Manufacturing and Quality Manager for an AI infrastructure company based out of the Bay Area. 

There's also a good amount of manufacturing hubs here.

For example, I started investing in Buffalo (NY) a few years ago because I liked the stable population statistic along with the fact that a big chunk of the population is in the healthcare industry... along with major car manufacturers having plants or some sort of manufacturing factory there (Tesla, GM, etc.) 

We all know the auto manufacturing industry left.  

I recently bought my first rental property, it is just a little manufactured home down in Yuma Arizona.

All complimented with Amazon fulfillment centers, google, and more tech manufacturing jobs.The bad reputation of “Detroit” comes from OOS investors wanting sub $40,000, D class properties in poor condition, because they pencil out to 2-3% deals on paper.

I think smaller markets say sub 50k population would have a larger impact from one big move from a manufacturing facility or something like a Amazon processing center.
