We actually own and operate a high-end luxury home cleaning business. We hired professional cleaners upon move-out & also had the carpets professionally cleaned at 6 months living there and again upon move-out and used proper chemicals and a professional power washer to clean any oil stains from the driveway we may have caused with our old work vehicle. Our landlord charged us the following odd, ridiculous charges:$3.33 To empty out the ice from the freezer ice maker $1.08 To screw a lightbulb in the bathroom vanity$30.00 To remove a nice black metal paper towel holder we had put in the kitchen cabinet$6.67 To fill and paint a tiny minuscule hole barely visible to the naked eye in the kitchen pantry door$3.00 For a smoke detector battery$3.33 To remove a small piece of duct tape from a wall switch in the kitchen we had placed there because every time someone flipped the switch accidentally it would turn the dishwasher off.

It has some very powerful search tools and over half the properties in the state that have been sold in the last 18 years are on it in some capacity.I encourage everyone who is considering getting into this seriously (and particularly those who are already taking the classes) to license up as it can give you a lot more flexibility on how you make money in real estate.Overcoming objections from stubborn sellers with preconceived notions about value is something we're doing already anyway.Hope this helps,Wm (licensed broker)

My units did not have the level of disrepair your does so I think a judge might interpret you possibly grossly neglecting or mismanaging your property from afar and be more sympathetic to the tenant than usual. In my cases the tenants were inherited free loaders and talked about small wear and tear items the judge scoffed at or dime size stains on ceilings etc.No legal advice

However if the kitchen is really old, none of the doors close right, a couple are broken or missing, the counters are stained/burned/cracked and the faucet is all rusty with some plumbing issues then do a nicer upgrade since you need to do a fair amount of work anyway to avoid getting below market rent.
