I keep reading posts from people that have trouble getting leads, marketing... and of course being successful!

Please take this to heart, for once and for all...

Getting leads is one of the easiest things to do .... when you do a bit of simple research! Let me shed some light on how I do it and the logic behind it.

Ready? Here we go!

The best leads are those that no one else has access to. This is obvious correct? If you are the only one the sellers see, you get pretty much all of the leads!

This is a fact.

Direct mail marketing is fine. In fact, it is a must (although I do not do DMM anymore, and you will see why later down this post).

So then ask yourself...

what is the best scenario to win a lead.

You have to be the first to reach them?

You have to be the only one to reach them?

Yup, correct.

So how would you do this?

What is the way to be the first to reach them? There is no faster way than them, the sellers, reaching out to YOU!

Lists and DMM won't cut it... if someone else can outspend you!

Also, if your list comes from one of the standard list providers, it is more than likely the receiver of your mailer will have 15 other mailers in a pile. (The best list in my opinion is Lance and terry!)

Many talk the talk here on BP, but most simply can not back up their claims.

I am one that always backs up my claims with numbers.

Here is a shot of my leads coming in the last week...

I admit, it has been a bit slower than usual... but Mind you.. this is the weekend. Weekends are slow.

I also am sure that these leads are nothing compared to the 100's other big company are getting a day (are they?). But for me.. this is more than I can handle currently where my business is today. The point is... I am getting, all the leads I could ever want and/need... currently.

How do I get daily leads? Well SEO..

All these leads were "free" (if you ignore the cost of buying a domain name ($14.99 for 2 years) and hosting of my website ($49.99 a month).

Now, you can come up with a ton of excuses here.

"Ohh I don't know SEO."

"Ohh it takes so much time to learn"

"Ohh I don't want to spend time learning SEO, I rather do something else".

If you have thought this at all... THANK YOU!!!!!!

Thanks to people like you, I succeed! I count on you people that are too lazy to learn, That rather hire an SEO company to do your SEO for you. That are not motivated enough to step up and do what it takes.

Why?!

Ohh little buttercups, I wills tells yous whys.

There is nothing better than doing marketing, SEO, in house... meaning.. DO IT YOURSELF!

Do you think that awesome SEO company you found online will work as hard, as long, as determined on your website as you would yourself? 

uh-No!

Do you think that SEO company would ONLY apply their best techniques ONLY to your website? 

uh-HECKNO!

If your competitor also hired them, they would do the exact same thing for them. No loyalty. The ONLY way there is loyalty is when they ONLY take one client/market/niche.

And that my friends, I highly doubt!

So I thank all and everyone of you that are intimidated by SEO, that is too lazy to do it themselves, and those that are simply too stubborn to change and adapt when and where needed... SEO!

to the rest of you.. You want to succeed?? You Have To Step Up!! You seriously have to! You are not going to make it by simply wanting it, and keep telling yourself, how unfair it is, how hard you have tried...

I don't know how y'all minds work, but as for me... If ONE person can do it, I can do it 15x better. That is what I believe, know, and that is what IS. True or not, that is what I believe. And when you KNOW you can do something.. ohhhhh boyoboyo, you will be AMAZED how far you can make it.

Let me give you a (not so humble) example on will power.

I am a little ape from a tiny lil island in the caribbean.

NASA, astronauts, space travel, heck.. WALMART.. was just in the movies where I am from.

Not realistic for it to be a reality.

Well... SOMEONE works there right? well if they can do it.. so can I damn it.

I stepped up. Beat all the odds, a foreigner, looking and smelling like a monkey and I made it.

If I can be a robotics scientist building exoskeleton robots (think Ironman) for NASA, do you seriously think I will fail at SEO?!

Yeah.. 

uh-no!

Here is the lesson:

NASA, a Highschool teacher, A firefighter.. there is absolutely NO difference. Keep this in mind. It is all equally impressive, equally hard to accomplish because everyone has their own unique challenges in life.

The difference between other people and myself... is not that I have a super brain... (everyone thinks this when they hear about what I do and it aggravates me to no end). Ohh you got there because you are smart. NO you ****, I got there because I stepped up. I worked hard, failure simply was NEVER an option.

AND...

It was ABSOLUTELY not easy!!

Failure is not an option! I live by these words, breath it eat it be it!

So SEO is hard? takes time? is annoying? GOOD!! 

the harder it is the less people will do it. That is called: "an opportunity!"

Besides...

Ask me...How many hours did I spend on SEO today? 0

Yesterday? 0

The day before that? 0.

Now ask me how much I paid for the leads from today!

No no ask me damnit...

well the answer is $0,-.

Yesterday?

$0,-

The day before yesterday? $0,-

Now ask me what I was doing while these leads are streaming in.

Well... eating... sleeping.. watching a movie, going to the park...

Look, there will always be good and bad things associated with .. well everything.

For instance, I am OMG good looking but I smell like 3 day old unwashed ape! Always a catch.

The SEO route catch is... in order to be successful at it.. you either pay a company a ton of money to do it correctly... AND you have to hope you don't have someone like me you are competing with.

Someone like me = "someone that does SEO in house, for themselves, for their own company!"

or.... you do it yourself. You friggin learn and you do it. Don't complain that it is too hard! It is a GOOD thing people think it is hard. Are you here to be lazy or are you here to roll up our sleeves and make it gaadamn happen!

It is nearly impossible for a marketing company to compete with a home marketer. (Someone that markets themselves... because I will work longer harder better for my own company than any marketing service will ever do.

You WILL have to spend time on your business. The question is where do you want to spend time on.

Closing deals, doing ARV's walking the property, talking to sellers, talking to buyers... any poombah with half a brain can do this. But marketing... the bread and butter for this business.. this you need to take seriously. Don't know how to? You learn!

My time certainly is worth way too much to be on a phone, walking a property, sitting waiting for money during a closing. I need to provide my company with a continuous stream of leads DAILY so we have houses to buy with minimal competition.

How?

SEO + Credibility= Leads

So my suggestion to you. Stop looking for shortcuts, some magical software that will generate leads for you or.. what ever.

The best skill to have in this business is getting off market leads. No argument there. Why would you want to be dependent on anyone for this? Take control of your future, and become a God of marketing! You will be amazed how far you'll get with daily leads pouring in... for free!

Now, ask yourself this.

Have I said anything that is not true, that is not a fact.

Is there a better way to get leads?

"Free", HOT leads. People that are going to great lengths to look for ou and find you and beg you to please come buy their home. You need to do 0 effort or work trying to convince the to sell to ou (like with any other form of marketing).

No. There is no better way to my knowledge to get leads.

OK so all this is now indisputable fact to you correct?

Then WHY is not everyone jumping on the SEO wagon?

It is absolutely beyond me to be honest.

So here is what you should do to be successful. 

Come up with your saying. Something that makes sense to you. Doesn't have to make sense to anyone else.

Something that destroys the reasons you are not making it. Something you carve in your mind.

Mine is:

"It's a Choice"

Everything in life is a choice. Some things you may not be able to control.. but how you handle it, and what you do about it, is a choice.

Success is a CHOICE

Happiness IS a choice!

Failure... IS A CHOICE!

The moment I realized this, .. what kept stopping me from being successful and started wondering why it is stopping me... I tell myself..

Friggin ape, step the hell up, because if you don't, you are choosing to live this miserable life.

I have no idea how convincing I was reading this but believe me....

It REALLY is a choice!

All you have to do, is choose to be successful!
