The other big point is that you aren't necessarily competing with investors for these properties - you are competing with wealthy vacationers looking for second homes and just trying to get a decent deal.

For vacationers, it was much more a buyer's market before the fire.  

The verbiage only prohibits cameras in the interior of private spaces such as bedrooms/bathrooms.Believe me, this was not a group of vacationers and I have heard of it happening in other south Florida Airbnb's as well. 

Instead of vacationers, our guests are typically:  locals displaced by renovations/maintenance/etc, people moving to the area but wanting to rent a few weeks/months to get to know the area before buying or renting something long-term, traveling nurses, and so on.I think your best resource for your locale is other Airbnb hosts.  

What I've found out from the county is that a property(which mine is)must be classified within an open USE zoning district and their definition of a short term rental is posted below.The ordinance defines a short term rental as follows: Vacation rental means no more than two single family homes with a combined total of no more than 9,000 square feet gross floor area which are rented for two (2) days or more to tourists, vacationers, or similar transients.

That area is very popular with retirees but not vacationers. 

You probably already know that Panama City Beach (PCB) is great for vacationers from March through September and for a smaller population of Snowbirds in the winter months, but did you know that the City of Panama City (PC) has a MUCH lower property price point and that the ENTIRE CITY is STRable (with only a few exceptions)?

We just completed our 2nd winter in FL, and last year was our first season renting the bungalow to summer vacationers.  

It can be a big challenge, but they have a huge audience so if your house is going to bring in vacationers, then it's a must.Tenant communication for bookings, pre-check-in, post check-in check up, pre-checkout reminders, etc. it's helpful to use software so these are automated.
