Old timer, vacation rental newbie

My wife and I and our three rescue dogs made a big change recently. Sold the home we built outside Madison, WI and bought a lake house in northern WI and a bayside bungalow in Parker, FL.  We just completed our 2nd winter in FL, and last year was our first season renting the bungalow to summer vacationers.  We signed with Evolve, which seemed like a good idea at the time.  We received 19 very positive reviews.  We plan now to graduate to more direct management through VRBO, and hope to be able to transfer that review equity when we terminate with Evolve.  Long intro, though I look forward to insights from those who may have been there and done that.  I appreciate this resource, and thanks in advance for any members’ guidance.
