Has anyone offered a less than stellar rental for the short term?

This is completely new territory as we have stellar (personal) credit and I had not given a thought to not being able to obtain at 30yr fxed 4.5%.

I would say building a solid AdWords campaign to see stellar conversion rates will take a lot of focus and thought.

Our apartments were not in need of a complete overhaul, just some TLC after a few years of less than stellar management.

I'm not betting on the appreciation, just the likelihood of a higher than 2k/month cash flow and the hope that I'd be able to sell as a cash flowing property to create a down for a much more stable investment.Your number crunching is stellar though, and much appreciated.

There are some rent payment services that collect rent and report to the bureaus; if you had used one of those, the job would be done already.Other possible options were given above by others.Unless this tenant had stellar credit, you probably would not be inflicting much of a hurt by reporting the non-payment to the credit bureaus.
