Hello BiggerPockets!

Long time lurker, first time poster!

My name is Ryan and I am a complete and total newbie who is excited to get started in Real Estate Investing in my hometown of Dayton, Ohio. I seriously started considering investing in real estate about 6 months ago, and since then, have been on an absolute tear - reading and listening to anything and everything (thank you BP) about real estate investing that I can get my hands on. Like I quickly learned after college, however, you don't really know anything until you actually, physically do it, so I am anxious (but slightly nervous) to get the ball rolling here in the next month or so.

I won't go into the gory details of the business plan, but my general goal is to buy and hold cash flowing SFR's over the long term. Not very original, I know, but hopefully satisfying and rewarding none-the-less.

I currently work full time (and then some!), and will be using the money I save from my job as my primary source of capital in the beginning, although will probably have use some more creative approaches as I butt up against my mortgage limit.

BiggerPockets, you have already inspired and motivated me beyond my wildest expectations. I am looking forward to being a part of and hopefully positively contributing to your community in the future. I will keep everyone posted as I move towards my first purchase!

Welcome to BP Ryan. I truly understand how difficult finding the time can be, but beyond developing systems, creating a routine has been the most helpful thing I have done. Doing so basically ensures I will spend x amount of time per day, week, month, etc. performing real estate related tasks. Obviously, sometimes I need more time than others, but developing good habits and a strong routine are a good start to making time for real estate investing. Note that I said making time, because rarely will you find time.
