Thanks @John Thedford while I appreciate your devotion to pointing out how wholesaling (in the trending structure) is illegal and everyone should get a real estate license, I'm not sure your reply addressed my point at all - in that agents/brokers (the licensed ones) are adding fees on top of fees, in a "daisy chain" sort of way, that essentially pushes the "wholesale" deals to near ARV, leaving no "meat on the bone" for those of us that actually do add value through improvements, etc.

On the advice of many other multifamily investors, I plan on initially managing this myself in order to learn the business, but eventually outsourcing it, as I want to devote my time to my main career (insurance sales) and finding more deals.

Also, I don't have time to devote to landlord duties.

In the past I pretty much did the traditional buy/sell deal, but not exposed to the creative side of REI.Initially I am targeting about $10K/month in income so I can fully devote my time in REI.Currently looking for a Mentor that would guide me through the initial stages of REI.

To provide every American household with decent, affordable housing, given the large and widening gap between incomes and housing costs, will require vastly more government subsidies than we now devote to housing - the exact amount of course depends on what kinds of programs, what systems of financing, ownership, development and management we choose (the more market-oriented, the larger the cost; the more we create a social housing sector, the smaller the cost), but think along the lines of $80-100 billion annually.

What resources should I devote my energy toward obtaining to make the dream of financial independence work? 

Be prepared to devote lose tens of thousands of dollars, fight with loved ones, lie awake at night, and miss important life events.

Scott, I'm at a point in my life that I can't really devote time to full time work (like wholesaling), but I do have time to study.
