Really Need Help
Hello, my name is Dietra and I'm new. I am located in Houston Texas and I have been trying to learn as much about wholesaling as possible, I've asked countless questions and read some books and I've joined several websites( including this one) that are focused on Investing. I want to do this right, but everytime I ask a question, noone seems to want to answer it, can someone give me advice on where to get started with wholesaling. I posted this question in another forum, but noone has answered it, any advice would be appreciated, the lack of info and support is making me want to give up.

If the lack of support here on BP is making you want to give up, you're not going to make it as a wholesaler. I don't mean that to be hurtful, and I'm sure nobody is ignoring your questions on purpose.
But, here's the thing...
There are a LOT of people who come here wanting to be wholesalers because they think it's a relatively easy way to make some cash without having any cash to start with. But, not only is it not easy, it's probably one of the hardest things to do in real estate -- make money when you have no money by finding deals that are so good you can pass them on to another investor at a mark-up.
I'd be willing to bet that 99% of the people who come here wanting to wholesale never do a deal. It's not that they aren't motivated, intelligent and ready to work hard (at least some of them are), but wholesaling takes a whole bunch of skills that can take years to learn.
Among the skills you need as a wholesaler:
- You need to be a great marketer;
- You need to be a great negotiator;
- You need to be a great salesperson;
- You need to be able to estimate rehab costs;
- You need to understand how rehabbers analyze their deals;
- You need to understand how landlords analyze their deals;
- You need to understand contract, closing processes and deal flow;
- Etc...
If you're getting into wholesaling because you have no cash, what are you going to live on for the months/years you're spending learning how to do all those things above?
If I told you it would take you 6-12 months of full-time study and work before you made your first penny wholesaling, would you still want to do it?
If so, I'll happily tell you what you need to do to be a successful wholesaler. Most people aren't willing to put in that kind of time and effort...
