There are lots of companies that do ACH for you.

I am looking into seller financing on bigger deals (quads, etc) to avoid the head ache of working with a bank through an LLC, the debt-free days may be numbered.

If you are picking the tenants, you can collect the rent via ACH.  

Or you can have them do a direct ACH transfer.

I've had a few tenants request a way to pay with a variety of applications or a ACH. 

The boxes it checked for me were, cost for a small portfolio like mine, bank account sync, tax reports for CPA, ledger for income and expenses, tenant portal, ACH payments, cloud based, and ease of use. 

Get a properly screened renter (thru a reputable property management company) who signs an annual rent agreement that pays you with ACH direct deposit monthly.
