Which online platform to use to market and manage rental

Hello all,

I am getting ready to list my first rental property. I'd like to post it on one platform that will post it on multiple sights..Additionally, I'd like to use the same site for managing the rental (collecting rent, maintenance requests, etc).

I've heard good things about Avail.co (thru realtor.com) and apartments.com. Any other sites you'd recommend using for both managing and advertising my rental?

If I were only to use 1 site I'd use zillow for advertising, there is a small fee but that is where most qualified tenants come from.  I also use them for payments, it is free for you and the tenant if they use ach however it takes about a week to get your money.  They also have applications however I second rentprep as it is much better.  For maintenance requests I only have a few properties and just use text.  As far as advertising though why do you want to use only 1 site.  Zillow is best but I advise casting a wider net.  I also use Facebook Marketplace and while I haven't had much success with it the one time I find someone on it it will be worth it.
