If you just find a random PM, toss your properties into the hat, and let it shake out, I think you have invited the problem that the PM is also going to look at your properties as just numbers.

Shake every tree and don't skip going to investor meetings and REI meet ups.

Get out there and hustle, go to meetups, go to networking events, meet people, shake hands and pass out cards.

Maybe I'm crazy but every time a SFR investor talks about cap rate I just shake my head a bit. 

I knew I should work hard, honor hand shakes and good things will happen.
