Land Real Estate Investor who employs a suite of radical and innovative acquisition, negotiation, marketing, and disposition tactics throughout the United States to purchase and sell vacant land real estate for profit.  

As real estate investors, what do you think it the best tactic to use?

To me, I don't know many 21 year olds with 40 grand just sitting aside so I'm essentially asking for any tips or advice to funding my first investment or any tactics such as turnkey houses. 

In today's market we've found the most success in a multi-pronged approach implementing the tactics above.

As a software engineer, I highly advise this tactic but you're more than welcome to try it but be aware of its consequencs.

Even w/ a bad attorney should be able to kill any tactic the tenant uses to claim unsafe living conditions if you have evidence to show you're on top of things. 

I am currently educating myself on the best tactics for wholesaling property, as well as strategies for buying, holding, and renting properties to generate cash flow.

I personally find Richmond too expensive to get any decent cap rate buy and holds without some aggressive tactics.
