Any one investing in Richmond Virginia?

Hey guys, i am looking to get into investing in Richmond Virginia. It is a very great and happy town. It was voted the most content area in the country!

I must admit I chuckled a little when I read your post title "Anyone investing in Richmond Virginia"

The place is awash with investors and investor wannabe's! I think alot of it has to do with the good press we have had over the last few years of being a good place to invest so it has attracted investors from all over the country.

I have been investing in Richmond since the early 80's so I have seen all the ups and downs through the years. Right now my take on the area is # 1 I love the Richmond area to live and it's a great place to visit. It still is a good place to invest depending on your type of investing. I have done mostly flips in my career and love doing them but the deals are harder to come by these days. With the high number of investors it is tougher to come across the good buys unless you have a good plan in place to find the deals others don't know about. 

I love to use wholesalers as the good ones know how to find good deals and have a decent idea of repair cost and ARV. But there are alot of wholesalers that still need some experience to get more accurate assessments so make sure you run your own numbers.

But anyway Richmond is a good town and deals can be found but it takes good work!
