I was ready to try again until another investor (beginner as well) said "maybe it's cause you sound young on the phone" I didn't think too much of it because there's lots of older women that sound VERY young... until I wanted to pick up the phone again so there went even more of my confidence My question is does the tone and age sound of my voice really matter to the seller?

. - there may not be a bank in your local wallmart, but they'll be plenty of older women - lol!!

I am going to focus on communities that embrace rentals because it is part of the lifeblood of the local economy.My guess the Superbowl is actually going to drive the issue of homesharing in the city -- and you might see some resolution then.

However, yesterday I received a call from a women that is TAX DQed and is literately days away from losing her property to tax foreclosure from the county (However, she didn't mention this when she left the original message) .  

Also, check out FIBI Pasadena, the LA REIA which holds meetings in Arcadia and the Invest Club for Women in Glendale (men are welcome at speakers and events) I believe there is another group as well, that @Timothy Ryan might know more about where you can go visit actual flips and projects they are working on.
