Without measuring or surveying, a casual drive-by resulted in would-be bidders to conclude that they were buying two finished lots in a developed subdivision with an HOA. 

You can also provide simple things like a survey.

I have to ask, is asking a group of sales people if their product will go up or down in value a terribly useful survey?

A utility survey I read a year or so ago so that on average tenants use 30% more water when the do not pay for it ( leave sinks running, long showers, let friends was cars outside, and use the laundry inside etc.).

Having recently closed on a small apartment complex, I'm putting together a survey for the tenants.

If you are confident in the value and your spread, why don't you buy the survey?  

Have you talked to tenants and/or done a local rent survey?
