Student Housing - Rochester, NY

I'm new to REI and currently exploring Rochester Student Housing. I live in Buffalo region and as i have been priced out of good areas in N.Buffalo, i'm exploring Rochester.

I have a prospective property in S Plymouth ave with bedrooms rented out separately to students. Can someone please highlight issues/risk with renting out rooms separately? Also how do i look at the vacancies for student housing?

Appreciate your guidance with this.

Hello Vikas Kumar ,
Good to hear you're looking into Rochester.
My recommendation would be to talk to property managers that service that area regarding vacancies. You would also want to consider how the current leases are structured, and keep in mind the school calendar.
Regarding renting by the room, you would probably have to pay for utilities, and maybe even internet services.
There's a pretty good podcast on student rentals (BP Podcast 140 with Bill Syrios).
