Personally, I'd pick a tenant friendly state and choose states that don't have barriers to entry (insurance, financing, weather, etc).

I know Branson is known for golf and Table Rock Lake and people tend to snatch up those condos that come with the amenities but I feel like rentals would be limited to good weather only..there has to be a solid percentage of tourists that enjoy the shows and being in town as much as there are people that enjoy the lake and golfing.

That's why it's not selling.In most markets, your Maximum Allowable Offer (MAO) to a seller should be no more than:        MAO = (70% * ARV) - Repairs - Wholesale_Fee        MAO = (0.7 * 290K) - 40K - Wholesale_Fee        MAO = 203K - 40K - Wholesale_Fee        MAO = 163K - Wholesale_Fee               - OR -        MAO + Wholesale_Fee = 163KSo, you'd need to get this under contract with the seller at under $163K to make any money at all as a wholesaler.At $200K you're NEVER going to get any interest from experienced rehabbers.This is also why you probably got no resistance or pushback from the seller.

in addition, smokers will say they will smoke outside but for a variety of reasons (bad weather, everyone else is inside, it is more comfortable inside, etc) end up smoking inside.
