Some real estate investment plays are for appreciation and I don’t have data or a graph to present but my educated guess is that it is in the minority as much of it is for cash flow and or value added propositions to force the appreciation.

There really Is not much value to them to accept a proposition especially on a moderate 6 cap property. ( An exception might be if one of your accredited investors is a WHALE.

Though I was unable to verify the accuracy of several of the filters, I did toggle some of them off and on to see if my target counties appeared to have that data, and it was again somewhat hit or miss.Overall - I have enjoyed Propstream and I'm impressed with its value proposition at $97/month (I believe).

There are exceptions to this, mostly in super-high value areas where there's a ceiling on rents (i.e. it nowhere near meets the "1% rule") or in an area that has rapid appreciation but rents haven't moved, but beyond that a property that can't pay for itself when you leave 20% behind is a risky proposition.

I have 2 higher end rental listings in DC right now and in those neighborhoods there's a huge rental supply so I've been assuming that renters just have a ton of choice and we need to lower the price or up the value proposition to get more interest.
