Cold-Calling to Find Off-Market Opportunities

Hey I got a list of potential multifamily opportunities owners I got mainly by DFD. I want to call them to see if they have any interest in selling. Do you have a cold call good script to share? 

NB most of the properties are 6-20 mom and pops value adds

 First step is to make sure you’re educated on the space, the market, and the property itself before you call them. Second is to make sure you’re in a position to close if they choose to sell their property. If you do not have experience then be honest and let them know you are trying to get started with your first property. Don’t try to pretend they will sniff you out very quickly.

It’s all about relationships. The best thing to do is to be yourself and ask good questions then listen and let them talk.

Introduce yourself and tell them you’re an investor looking for multi family properties just like theirs and you calling to see if they are interested in selling. If yes then you ask them about the property ask them about their story how they came to own it etc. get to know them build rapport. Then ask for a price last

If they say no ask them when it would be OK to follow up with them and the last thing you asked whether they are selling or not as if they have any other property they would like to sell or if they know anybody else that would like to sell the property.
