Grin.

I've seen it many times sense, now that I look for it, for grins. 

I have to work really hard not to get irritated with stupidity (of course it's whatever I think is stupid Grin is correct). 

This gives them an incentive to be good (grin) and also lets them know rent will go up, but will still be fair.If tenants grumbled when rents were raised, I'd tell them that I've researched the rents out there, and they're still getting a deal.  

Evil grin.

But, we can't shove our great advice (grin) down their throats.

What we had going for us was location and a quiet building run by a fantastic manager (grin).I think it's good to raise rents every year.
