Awesome SFH but no bathtub:(

Would like opinions from those who those with more experience.... We're looking for our second SFH investment rental. We found a pretty nice deal and went to see the property only to find out the bath tub was removed and replaced with a pretty nice shower stall. while this would probably be my personal preference, I don't imagine it to be very appealing to families which are the tenants we target. Any thoughts on this? We really can't afford to get a property that sits because of the tub. Other than that I know this property wouldn't sit vacant for long.

If will depend on your clientele.

If you are renting to families with small children, having a tub in the house is pretty much essential.   

Conversely, if you were renting to a bunch of college students, you would be fine with only the shower.

Renovating one of the bathrooms to remove the shower and install a tub w/ shower is pretty straight forward and inexpensive.   You can get a descent quality three piece tub and surround for $500  - $750 and likely have it installed and everything put back together for $1500 (or less, depending on who does the work).  The renovation should take no more than 3-5 days.
