A few comments from my perspective (and after reading @Dan H. comments):I agree with Dan, and view this as a negative cash flow property as well, given that more than 20% down was necessary to make it work with what I suspect is a non-commercial 30 year note given the interest rate. 

I've seen some presentations on the prefab homes and I have to admit they look pretty great.

You will probably want to engage an engineer to provide an engineered plan for the lots and attorney who frequently presents variance cases.

Sounds to me like you’re commenting on how the quality of the course is without having seen it.  

I have talked to tons of investors recently and everyone says the Zillows interface is the worst, but it is just a side comment and we keep going on to the next conversation.
