How Can I Best Support Investors Remotely with Leads on Distressed & Foreclosed Homes

Hi BiggerPockets community,
I’m new to real estate investing and currently running a remote operation to help connect investors with distressed homeowners and foreclosed properties across various markets. My goal is to find off-market opportunities and present quality leads that fit the needs of active investors.

Since I’m working remotely, I’d love to hear from experienced investors:

  1. What makes a remote bird-dogging service most valuable to you?
  2. What specific details do you look for in a lead (e.g., financial info, property condition)?
  3. Are there any creative ways you’d recommend for me to identify and approach motivated sellers or uncover foreclosures?

I’m passionate about learning and improving my process to provide real value to investors, whether you’re focused on fix-and-flip, buy-and-hold, or any other strategy.

Looking forward to your thoughts and insights! Thanks so much in advance.
