The alternative is Hondros, which will take less time, but be more intensive and will really crush your weekends for 6 weeks I believe.  

Unless your market is in such demand you think you can be picky and still crush it? 

I don't find that tax rates particularly crush deals, but they should be taken into account.Zillow or your other favorite engine show taxes accurately enough for you to calculate NOI, and because tax records are public, you can investigate here:http://www.bcad.org/clientdb/?

He and, actually both of them, are overly positive which is good but I think the ease at which this works is far overstated by them.I know several of their members are absolutely crushing it though so I always tell people that there's something to this and people can do extremely well at it.
