From CA looking to invest out of state

Hey guys I'm looking at investing out of state and my goal is cash flow. I own one property in CA, but I'm still new to this. I'm looking for SFR or MFR. I was wondering if you guys could tell me some cities to look into that still have great cash flow? Right now I'm looking into Huntsville Alabama, a couple cities in Wisconsin, Austin and Frisco Texas. I've seen some MFR in Alabama under 100k already rented out and cash flowing about 5-600 which seems good to me.

There are a lot of threads about this but you'll find most people are looking in large metros. I know people buying in small towns that are crushing it just as well. Check out Ashley Kehr on BP Podcast #348 for just one recent example.

You should also consider reading "Long Distance Real Estate Investing" by David Greene to get a good foundational understanding of how to build a team. If you invest haphazardly, there are a thousand things that can go wrong. If you put the effort into building a team, you dramatically  increase your chances of success.
