Now, I don't agree with an Elitist world, if you came down off your "gimmie" high-horse and actually read what I write, anything about me, you'd find I am the CHAMPION of the Middle Class, but reality is reality and your "gimmie, gimmie, I want, I want" approach is just as toxic as the Elitist. 

My recommendation is to hit the outer ring suburbs where you have an end price point above $250k.

Credit of the tenant, length of the remaining term, average income in 1,3,5 mile rings, comps etc.

I am going to focus on the marketing aspect, getting the phone to ring and I can get some properties under contract. 

The tone that rings pretty clear in several of the above comments is to connect with others.

Posting here or Craigs list should make your phone ring off the hook.

Add insulation ring on exposed piping.

I'm currently a Texas State student so the idea of house hacking to live on a reduced or zero cost obviously has a nice ring to it.
