Looking for a Mentor

I'm still learning how to wholesale.  I've had two properties under contract but am struggling to find cash buyers.  We ended up backing out of the first deal and are considering backing out of the one we currently have under contract.  I don't want to keep doing this but I don't have my own cash to close and will be using transnational funding.  Everything I'm learning keeps talking about a mentor and I'm not sure where to find one.  Any advice is welcome.  Thank you everyone.

Hi @Natalie Allen ,

This will sound silly, but try calling those "we buy houses" Bandit signs and wholesale the deal to them. If they want it, great! If they pass, ask why they don't want it and they'll reveal how they pick and choose their wholesale inventory. They'll reveal great information (priced too high, needs too much work, bad part of town,...)
