They all were kinda ugly and had rugs which would require constant cleaning or replacement:Here is an after, with vinyl plank flooring: It looks a lot better, but this particular unit had a pretty even floor.   

Buy them a neutral rug for their kitchen and some plastic dots (not sure of their proper name) that go on the inside of their cabinets so they don't slam.

Particularly if you're still young without any rug-rats to worry about.

It is not uncommon here to see condos that require carpet, or a certain percentage of the floors to be covered with area rugs.  

I have a very expensive rug that I've had professionally cleaned several times, soaked in chemicals by Stanly steamer, left in the sun for several days.. nothing works.

Let the tenant put down their own throw rugs over your nice plank vinyl.

My advice would be to replace with carpet, OR require them to have thick area rugs in key areas.

Those developments attracted other businesses to relocate here and the impact on housing was intensified and so was traffic, road construction, etc. 

"Did you see the 4 inch foundation crack under the rug ?" 

A few well placed chairs, a table with some nice settings, a few area rugs, mirrors and shower curtains and some color to the front porch would make a huge difference.
