Look on zillow for agents and search for agents that "say" they do short sales, foreclosures, etc.

Account ClosedI did put the word MOST in the post so I was not lumping all GC’s in the same basket and yes that goes for agents, brokers, lenders and just about any other field I have networked with. 

well if they intend to and do close, all is well and right in the world, BUT if they went into the deal with no intent of closing if they didnt find a buyer for the contract, not that creates a Litigateable problem with the seller, and license law problem because they intend to collect a fee for the contract by marketing the home with out a license. they can argue "But im selling my contract not the house" well thats like saying im eating healthy because this Jelly filled doughnut has fruit in it, no one is buying that argument. 

@Allyson Edwards I always do 5 to 6% for agent fees.

I dint care for agents a whole lot.

Open houses and yard signs are strictly for agents to pick up "leads" and have virtually no effect on the sale of the house..  

I have a client who's son does lots of that for agents.

In my case the lender did a drive by appraisal so the effort you invest to fix things up to get the biggest loan may not be fruitful.

I've known him for ages, and he is not interested in the real estate.
