How to find a realtor that specializes in distressed properties

What is the best way to find a realtor that specializes in rehab and distressed properties.  I am interested in finding SFHs and I also have a friend who is trying to unload a multifamily property in not so good shape.  They are not happy with how their current realtor is trying to market their property. I've called the major companies (Remax, etc) and everyone is marketing to those wanting ready-to-move in places. Any help for either of us is appreciated.
