HELP! Townhouse isn't getting any showings
I'm under contract for another home, but my current townhouse has only received 1 since it was listed 2 weeks ago. I'm confused as to why this is. Initially, I thought the price was a little high so I had my agent drop it 10k. My neighbor went under contract within 7 days at the same listing price (only a few days before I listed). Both units are the same size but the neighbors' house has a 3rd bedroom on the top floor (the builder reduced the size of the master bedroom and bath and put the laundry in the second bathroom to get the additional space for the very small 3rd bedroom). Since 3 bed/2baths are the most desirable among buyers, I have hired a contractor to turn the bonus space on the bottom level of my home to a 3rd bedroom (an option offered by the builder, but I didn't need it at the time). There is also a full 3rd bathroom right next to what will soon be the 3rd bedroom. I had my agent update the listing with this information and post a drawing of the new bedroom floorplan. This change was made and still no showings. I asked my agent to shift the order of some of the photos and add a photo of the backyard patio space yesterday. Upon doing this we got a call for a showing, but they canceled at the last minute. I'm not sure what else I can do. I posted a classified add in my local paper today and shared the MLS listing on my FB page. My agent is a friend who also has a full-time job. This is her part-time gig. I am paying 6% with 3% going to the buyer's agent. We haven't had any open houses (although I'm not convinced those are always successful) and I still don't have a sign in my yard. Do you think this could be affecting showings?
She did take a picture of my child's room with the cat in the photo. I questioned it and she said that they will know I have animals when they come to the home. Could this be preventing them from even coming to the house? I also have dogs, but I remove them from the house for showings. We are requesting 2 hours notice for showings, but I'm very flexible. Could this be the deterrent? Any and all feedback would be appreciated.
