I used to use the Meetup app, I think it is still around.

Commercial programs a heavily dependent on location and NOI (less one size fits all compared to residential). 

We are NOT a fit for low quality assets such as C/D or uber high input such as sec8 or mid/large MFH.

Talk to different agents in different brokerages and get a feel for what might be a good fit for you.

@John Lasher There are many good multifamily coaching programs out there, but coaching isn't the right fit for every person. 

I've received apps in the past where this was the exact situation only for the borrower to not qualify and be stuck. 

You don't have to buy one, you can install an app on your phone that will accomplish the same thing.

Basically does it all and the customer service and response time on the in app or online chat is insanely fast. 

I just appreciate the responses so far and hopefully the back and forth replies may be able to clarify and help investors who want to be more passive than active find investing opportunities that fit their personalities and their goals.

I agree with your approach in aiming for better locations, seems that texas (dallas /FT worth) fits the bill.
