The guidelines for repair now say that wiring does not necessarily need to be replaced, but that electrical components such as outlets, breakers and all parts of fire detection and sprinkler systems including wiring need to be replaced, and all gas pipes and components need to be replaced.

A nice shopping outlet and grocery store is in walking distance.It's the lot marked $146k.I called the owner and left a message, but I'm wondering if the comps in the neighborhood behind it make a difference?

I've removed that cabinet and there is an electrical box in the wall directly behind where the dishwasher would be, however there is no cover plate and I don't know if it is set up for three prong use.There is also a three prong outlet (with GFI) on the extreme left of the counter backsplash above the left edge of where the dishwasher would sit.

If the garrage is legal, and things don't change from my area to yours, make sure the garrage door is operational, install a GFI electrical outlet, leave the walls, and if you have a ceilling if it is 2 by 6 at 18" center you dont have to take it down, if not removed ceilling only, and scrape the tile leave the cement, it wont hurt much about 300 bucks, also ask a local appraiser or a city inspector, the asking wont cost anything.

If you provide good information in your listings and then blast them out to as many outlets as possible (Postlets is great for this, btw), you'll get a lot more traffic.

However; I think because of the location, Close to the beach, new outlets, restaurants, Metrolink/Amtrak stations, and a high walk score, etc. it would make a great luxury VR.

I can see myself that there are numerous code violations, but from reading a post regarding intermittent power outages to certain outlets, it looks like I need to have the electric company come check their end.So, 1) would the electric company cause me and problems regarding the code violations,2) how can I use this to my advantage in the sales negotiations, and,3) I can do some of the interior writing, but what kind of bucks will I be looking at to replace the box?

I did a full rehab on the house including the following:new kitchen cabinets and granite counters with tile backsplashtile floor in kitchen and laundrynew appliances (no frig)new vanities in baths, tile floors, bathtubnew garage doors with openerslaminate wood floor in open living/family/dining areanew carpet in hall and 3 bdrmsall new heat/air registers and return air grillsall new outlets and switchesreplaced windows (vynil)removed all holly bushes at front and had a dead tree removed from backyardinterior paint replaced water heaterrepaired vynil siding and gutters as neededpower washed exteriorwood shutters on front windowsnew front door and storm doorI closed on the purchase of the house in Jan 15' and am scheduled to close on the sale side on July 10th.I am a remodeling contractor by trade and had every intention of doing my best to be "hands off" on the rehab, but it didn't work out that way.
