(2) Story (3) Br (?) Ba - Private Pond nice Lot! FEEDBACK?

This house is a for sale by owner. It has a HUGE lot and is right across the street from an elementary school. A nice shopping outlet and grocery store is in walking distance.

It's the lot marked $146k.

I called the owner and left a message, but I'm wondering if the comps in the neighborhood behind it make a difference?

If I got a deal on the house and land could I build another house there? Maybe two?

Could negotiate by saying the barn in the back needs to be torn down and the pond needs to be secured for insurance reasons?

Love to get your feedback about the place!

I've got more pics if needed.
