Converting A Garage Back To A Garage

Hey everyone!

I just picked up a property that has a garage that was converted to a bedroom for rent - tiled floors with drywall on all 4 sides. My concern is Is it difficult to reconvert a garage back to a garage and about how much would it cost, approximately? I don't think it's going to be that difficult or expensive so locked it up under contract first before probing at this. The rest of the house is all cosmetic. We picked it up for 91k and ARV is 175k.

You can get a new door for about $250-$300 easy. If it was previously a garage, when you knock down the wall, you will may find the original framing from the door still intact. If not, it's pretty cheap to frame out the opening, and everything to hang the door comes with it. Pull up the floors and leave the rest of the room finished and you'll have the nicest garage in the neighborhood. We just did one, and spent about $350 total, but the original framing was there. You could probably pay someone a couple hundred bucks to do the work. Good luck with the house, sounds like a deal.
