All of this pertains to Indiana I have no idea on other States and/or Brokerages throughout the U.S.I guess for me, I really believe I can do everything I am interested in without being an RE agent without much difficulty, but Ive still yet to flip a house, so who knows..lol.

The County Surveyor’s Office supports the SAIL (Survey and Assessor Map Image Locator) web site and can guide you through the process of locating any survey/plat records that have been filed pertaining to properties.

We have people on here who hope to purchase their first property next year and people who are hoping to buy 100.As a new real estate investor myself, I have appreciated that i can type any topic under the sun into the Bigger Pockets search and find 20 blogs and forums pertaining to that topic.Next year I'm setting a goal of purchasing 6 additional buy-and-hold rental properties.

What makes them bad apples is laziness, greed, self centered attitudes, willing to look for loopholes rather than to make a bit more effort and just be compliant, seems everything pertains to others but not them since they have some special entitlement to do anything they can justify in their own mind.

@Brie Schmidt Thanks for the link, but it does say this A real estate licensee shall not publish, circulate,distribute, or cause to be published, circulated, or distributed inany newspaper or periodical, or by mail, any matter pertaining toany activity for which a real estate license is required that doesnot contain a designation disclosing that he or she is performingacts for which a real estate license is required.A license is not required in wholesaling .

Additional thoughts:Instead of making a single influence category, we break the system into different weighted categories to calculate an overall score that is simply on a 0-100 scale.This could take into account things like: a) votes, b) some average pertaining to the number of times/categories the user is deemed an expert in c) contributions to the site (inviting members, posting, participating, sharing) d) trailing time period activity level (eg 1 month), e) testimonials, f) negative factors (violating the rules, spam, times a user is flagged by other members or some other negative 'handicap')So, the most "influential" members would have a score closer to 100, while the least would be closer to zero.

Doinic - Michael Quarles comments on a lot of forum posts pertaining to direct mail and if you read his posts, he seems to have a really goo grasp on direct mail.
