If properties are not properly vetted early in the process, it can lead to disappointment and unrealized profits.

It just seems like you could have run the numbers a bit better from the start and had a more clear goal of either taking out a lump sum -or- cash flowing long term, but I don't think you should be disappointed that you couldn't do both. 

My neighbor has decided to sit on his 401k for right now and see how our first deal or two together go before he risks his entire retirement (can't say i blame him but it is disappointing lol).

If you are picturing miles of white sand and beautiful water, NPR will be a big disappointment.

So many of our borrowers come to us looking for cash out refi's and expect little to no closing costs and walk away disappointed knowing they have to save up or come up with some liquidity before they can refi out.
