How to Protect hardwood floors

I'm about to close on a SFH that has nice original hardwood floors. They're in great shape just need a coat of poly. How do you protect your hardwood floors in rentals? My initial plan: -considering 2 coats of poly -lease verbiage on protecting the floors -giving tenants a set of felt pads at move in Anything else I should consider?
