The landlord would basically include in a lease language that upon death, the landlord will gain the right to charge rent equal to certain number of months (usually 6 to one year).

Landlords doing this continue to charge rent at a higher rate than doing just rent alone with a certain percentage going to the "rent to own" account.And, as previously mentioned, most tenants don't realize they also have to come up with a down payment (typically less than what a bank or mortgage company would require).They also may not realize they are now responsible for any repairs to the property.Gail
