Charleston SC - First Home Purchased - Inquiry about rent to own

Hi everyone,
I purchased my first home (400k) in Charleston SC, a 2 bedroom 1 bath house with a 1 bed 1 bath cottage behind the main house, a little over a month ago. I am currently looking for tenants for the main house as I am living in the cottage until I can save enough to purchase another house (60-100k) with cash. It has been one month and although there has been a lot of interest in the main house, nobody has yet to sign a lease.

I received an inquiry from a possible tenant who wishes to "rent to own" yet I know basically nothing about this process and would like some BiggerPockets experts to chime in on their experiences with rent-to-own properties.
